Accommodation & Tours
These terms and conditions apply to accommodation made available by Markland Seaside Pattaya. By making a booking for accommodation, you warrant that you have read these terms and conditions and agree to be bound by them subject to such changes as are notified to you from time to time. If the booking for accommodation tour is made through a third party, the terms and conditions of that third party also apply.
General Terms
Where indicated, minimum stay conditions apply to accommodation options. Markland Seaside Pattaya will endeavour to provide the accommodation and tour but reserves the right to refuse requests for bookings or actual bookings due to insufficient or excessive numbers of requests. All accommodation is subject to availability.
Booking Policy
All accommodation bookings must be guaranteed at the time of reservation by provision of credit card details. By providing credit card details you warrant that you have the authority to use the credit card and you authorise Markland Seaside Pattaya to charge the cost of your booking to the credit card. Reservation would only be guaranteed on the basis of a valid credit card.
Check-In Time: 14:00 Check Out Time: 10:00
Early check-In or Late-Check out is subjected to bed/room availability on the relevant day, To be reconfirmed with the front office staff.
A levy is chargeable for early check-in from 0700 to 1200 hours and late check-out from 1200 to 1800 hours.
Children
We allows a child up to 5 years of age to stay for free using the existing bedding. Baby cribs are complimentary upon request and subject to availability. Individuals above the age of 12 are considered as adults.
Extra Beddings
For Deluxe Rooms, an extra bed for a third occupant is allowed and is chargeable from Thb500 per night excluding breakfast, unless stated in the specific rate plan.
Requests
All requests entered into the special request box on our website booking engine are subject to availability.
Room occupancy
The total number of occupants in a room, including children, shall not exceed the maximum number of occupants permitted for the respective room types:
Deluxe Room 2 persons (max 3 adults or 2 adults 2 children)
Suite Sea View 3 persons (max 4 adults or 2 adults 2 children)
Ocean Front Grand Suite 4 person (max 6 adults/children)
An extra person charge of Thb500 (excluding breakfast) or Thb680 (including breakfast) per person per night applies for additional guests.
If you have any questions regarding the Occupancy Policy, our staff will be happy to explain in detail. Please also note that Markland Seaside Pattaya reserves the right to refuse entry to any additional guest exceeding the maximum occupancy allowed for that room type.
Cancellation Policies
Cancellation fees for accommodation are as follows for Markland Seaside Pattaya:
- 7 Days or more prior to arrival: Nil – Free cancellation
- 21 Days of more prior to arrival for Group bookings
- For any cancellation made in less than seven days prior to arrival:

- For Bookings 1-3 nights 1 nights will be charged
- For Bookings 4-6 nights 2 nights will be charged
- For Bookings 7 nights or more 3 nights will be charged
If a deposit has not been paid then cancellation fees will be charged to the credit card held as a guarantee. If a deposit has been paid:
- and the amount of the deposit is more than the cancellation fee then the cancellation fee will be deducted from the deposit and the balance of the deposit will be refunded.
- and the amount of the deposit is less than the cancellation fee then the deposit will be taken in part payment of the cancellation fee and the balance of the cancellation fee will be charged to the credit card held as a guarantee.
No refund will be given for any unused services, early checkouts, non-arrival (no show) and on non-refundable rates.
Cancellations/Changes are not allowed during the peak season from 21 December to 5 January.
Cancellations must be made by notifying Markland Seaside Pattaya between the hours of 8am and 7pm 7 days a week or send an email to reservation@marklandseasidepattaya.com.
General Policies
Damage to the property
We reserve the right to charge guests the cost of rectifying damage or soiling, caused by accidental, deliberate, negligent or reckless act of the guest to Markland Seaside Pattaya’s property or structure.
Safe Deposit Box
Guests are encouraged to keep their valuables in the in-room safe or in the safe deposit box provided at the front desk. Markland Seaside Pattaya shall not be liable for the loss of money or other personal valuables during your stay.
Currency and Tax
Rates are in Thai Bath and are subject to 7% VAT, unless otherwise stated.
Credit Card Pre-Authorisation
If you are using your credit card to guarantee your room reservation, Markland Seaside Pattaya may hold an amount on your credit card prior to arrival. For non-refundable bookings, prepayment will be charged to your card prior to your arrival.
Room Charges
For online bookings made through Markland Seaside Pattaya website, unless stated in individual rate plan terms and conditions, a deposit equivalent to the first night room charge shall be deducted from the credit card upon completion of booking. Non refund shall be made if your reservation is cancelled or modified within 7 days prior to check-in date. Unless full length of stay has been prepaid, we requires a deposit for the remaining room charges upon check-in.
